The Superintendent plays a crucial role in overseeing and coordinating construction projects from initiation to completion. This position requires strong leadership, organizational skills, and the ability to ensure that projects are completed on time, within budget, and meet quality standards.
Responsibilities
Control job site and direct all construction activity
Maintain close, regular and effective communication with PM and support staff
Participate in the development of project master schedule
Create weekly schedules that reflect work scheduled to meet the project master schedule
Closely coordinate all subcontractors and monitor their performance
Ensures proper material control for purchases by general contractor
Generate RFI’s when design documents are unclear or conflict
Achieve timely and successful building department and other agency inspections
Complete daily reports that accurately capture progress, issues, subcontractor workforce, weather and any impacts to work or other significant happenings
Participate in project management meetings for status and problem solving
Achieve orderly building and unit completion, with timely Certificate of Occupancy.
Ensure that all work meets quality standards and so documented
Complete the project on schedule
Maintain controlled set of drawings and specifications
Organize and maintain all field-generated records
Ensure jobsite safety by active promotion and enforcement
Ensure that the jobsite is clean, orderly and secure
Qualifications
5+ years of experience in commercial/multifamily construction with a General Contractor
Understands the multifamily construction industry and its inherent issues and challenges
Solid grasp of site development and apartment building construction, including materials, methods, principles and practices
Ability to read and understand drawings, specifications and work scopes
Experience with project management software (SAGE CPC, Pro Core)
Proven track record of meeting deadlines
Knowledge of safety procedures and regulations
Leadership and people skills needed to compel cooperation and progress
